Owning a timeshare certainly has its benefits. It's nice to visit a resort and have a beautiful home waiting for you. For those who take vacations regularly, a timeshare can be an affordable option that saves money. But what happens if you want to sell your timeshare? It can be a difficult, nerve-wrecking process if you don't know the ins and outs of the timeshare business.

There are many reasons why someone would want to sell timeshare. Perhaps they got tired of the maintenance and regular fees. Maybe the need to sell timeshare is due to an emergence of financial woes. Perhaps one may simply desire to call in the investment and generate extra cash. Or it could derive from boredom with the timeshare and a lack of desire to utilize the timeshare exchange. It could be a host of reasons why people want to sell timeshare. Yet surprisingly only a few succeed without headaches or depleted bank accounts. For some people it can take years to sell time share.

The first thing you should do is keep it simple. Selling timeshare should not require magical feats or come with hefty price tags. There are many timeshare reseller companies out there that will advertise the ability to find and attract buyers for timeshare property. Unfortunately, a lot these firms are scams, collecting hundreds if not thousands of dollars from timeshare owners. They require upfront fees and once you pay, your name and property gets thrown on a list - a list full other thousands of others looking to sale. Forget about ever selling your timeshare property. That's not to say you can't use a timeshare reseller firm, you can! Look for companies that have been around for years and have proven track record. A reputable firm will charge in the range of $40-$100 upfront. There is nothing wrong with letting the professionals handle your timeshare sale, just make sure your not being scammed in the process.

Another idea is to post a listing at the resort community board or bulletin board. Just because you're looking to get rid of your timeshare, doesn't mean other timeshare members are feeling the same way. There are a number of people who regularly check the community board listings for timeshares for sale. Whether these people are looking for an investment or looking to give a gift, it doesn't matter as long as they are interested. eBay is also another place where experienced timeshare holders and investors scout for new property. Thousands have successfully sold their timeshare via internet, by simply putting up an ad onto the worlds' most famous auction site. A benefit is that you cut out the middle man, which means more cash in your pocket.

In the meantime while you are waiting to sell, nothing is stopping you from putting out ads and notices to rent out the property. It is a great way to make some of your investment back, until you finally find a buyer.

The above tips have proven to be successful for scores of former timeshare owners. Now before you begin, the one thing you should focus is the selling price. Too low and you lose out on some of your profit. Too high and you won't make a profit. There are several free sites that will calculate the market value of your timeshare so you can avoid selling your property too high or too low. When selling, a good business savvy tactic is to list the sale price a tad lower than the market price. The goal is to attract buyers so you can eventually sell timeshare, minus the stress.
