How To Avoid Risk When Buying Timeshares For Sale By Owner

Timeshares for sale by owner can be a great opportunity for you to get on the vacation ladder at a bargain price. Although there are definitely pitfalls to watch out for, there are also bargains to be had. Remember, life is not always predictable, and many people have a sudden need to sell a timeshare because of an unexpected event which has occurred. As long as you are patient, and prepared to shop around to get the right deal, you can do very well with second hand timeshare.

Of course, there is always the chance of a timeshare buy going wrong if you do not thoroughly check it out. Although most of the timeshare fraud is committed by large organizations routinely preying on the gullible, it is not unheard of for a private seller to misrepresent the timeshare while advertising, or to otherwise conceal a flaw in the contract. Make sure you know exactly what you are buying, and especially how long the contract is due to last.

When you have a timeshare for sale by owner, there will very rarely be any kind of consumer protection in place, so it is up to you to thoroughly research what you are being offered. Don't take anything at face value. Read the papers thoroughly before you sign anything. As well as researching the contract thoroughly, be sure to check out the resort that the timeshare is with. It may just be that the seller is not selling because of a change in his life, but because he has realized he has bought a timeshare with a less than reputable company.

Read the contract thoroughly yourself before anything is signed, but also consider engaging a lawyer to have a look at it as well. Make sure you choose a lawyer who is a specialist with this type of contract, or who at least deals with it as a matter of course in his regular business. If he does not, he is not likely to be any more of an expert than you are. Be especially careful with exit clauses. You need to be absolutely certain that the seller does have the right to sell that particular timeshare, and you also need to know that you will be able to sell it without penalty in due course.

Buying a timeshare for sale by owner will carry considerably less risk if it is a timeshare with a known reputable resort. In this case, the only consideration is whether or not the seller is fairly representing what he has to offer. This is fairly easy to check out if you know what you are looking for in these type of contracts, and you can confirm by checking with the resort. Don't buy on impulse, do your research, and you should stay safe when buying timeshares for sale by owner.
